The northern boundary of Sunderland Elementary begins at the out-fall of Hall Creek at the Patuxent River and follows the southern boundary of the Mt. Harmony Elementary school district to the intersection of Route 2 and Mt. Harmony Road. From this point the line follows the southern boundaries of the Windy Hill Elementary and Beach Elementary school districts.

The eastern boundary of Sunderland Elementary follows the western boundary of the Beach Elementary school district.

The southern boundary of Sunderland Elementary begins at the out-fall of Chew Creek at the Patuxent River and follows the stream bed to the intersection of Mill Branch Road and Lower Marlboro Road. The line continues east along Lower Marlboro Road (including drives along Lower Marlboro Road) to the intersection of Lower Marlboro Road and Huntingtown Road. From this point, the line moves southwest along Huntingtown Road (including drives along Huntingtown Road) to the intersection of Huntingtown Road and Mill Branch Road. From this point, the line will tuen southeast around Warren Drive to the intersection of Route 4 and Ponds Wood Road. From this intersection, the line moves east and north of Ponds Wood Road, (not including drives along Ponds Wood Road), to the intersection of Ponds Wood Road and Route 261, following Route 261 northeast to the intersection of Route 261 and Christiana Parran Road.

The western boundary of Sunderland Elementary is the Patuxent River.

Included in this school district are homes in Chaneyville Farm Estates, Lord Calvert Estates, Foxchase, Arbor Greene, Victoria Station, Calvert Manor, Sunderland Farm Estates, Lower Marlboro Towne, Warren Drive, and homes along Stephen Reid Road. Also included are homes in Castlemore, Academy Hill, Mill Branch Estates, Mill Seat, Breezy Knoll Estates, Sunderland Woods, Sleepy Hollow, Musgrove Estates, Huntingtown Farm, Twin Lakes, Sunderland Park, Carriage Hills, Sunderland Hills, Lake Karylbrook, Kings Acres, Christiana Parran Road, Windhaven Estates, Owen Soper Woods, Bristol Drive, and drives along Kyler Road and Skinners Turn Road. Included also are drives on Mt. Harmony Lane between Route 2 and Skinners Turn Road and north to Mt. Harmony Road.
